Why the scale ticket surprises contractors

Every bin rental comes with a tonnage allowance built into the flat price. On a 20 yard bin that allowance is roughly 2 tonnes; on a 10 yard it is about 1.5 tonnes. When the loaded bin reaches the transfer station, it goes across a certified scale. Whatever the ticket reads above your included tonnage is billed at the overage rate, around $120 a tonne, based on the actual scale reading, not on what you thought you put in. That gap between expectation and ticket is where most invoice surprises live.

Rain is one of the fastest ways to widen that gap. Water does not evaporate before the truck reaches the scale. It stays in the load, bonded to every porous material in the bin, and it is weighed right along with the debris. A wet load that looked identical to a dry one a week earlier can read half a tonne heavier at the gate.

Wet soil: the heaviest offender in any bin

Dry soil weighs roughly a tonne per cubic yard. Saturated soil, the kind sitting on a Vancouver job site after two days of rain, can push closer to 1.4 tonnes per cubic yard. That difference matters enormously because heavy debris and clean fill should only go into a 6, 10, or 14 yard bin, loaded on its own, at the inert material rate. A 10 yard bin holds about 10 cubic yards of space, but its structural and weight limits mean you should plan for no more than 1.5 tonnes total.

If you fill a 10 yard bin with dry soil you might stay inside that allowance with careful loading. Fill the same bin with soil that has been rained on for 48 hours and you can breach the limit before the bin is even half full by volume. The bin looks light. The scale disagrees.

Concrete and masonry: rain compounds an already dense load

Broken concrete and brick are among the densest materials that go into a clean fill bin. Even dry, a cubic yard of broken concrete weighs between 1.3 and 1.5 tonnes. Rain does not add as dramatic a percentage to concrete as it does to soil, because concrete is less porous once cured. What rain does do is add to everything else in the bin alongside the concrete, the soil fines trapped between chunks, the sand, the gravel backfill mixed in during demolition.

The practical rule is the same regardless of weather: concrete, brick, and aggregate go into a 6, 10, or 14 yard bin only, never mixed with lighter demolition debris, and never into a 20 yard or larger. Rain reinforces that rule rather than changing it. If anything, wet conditions make the case for a smaller, dedicated bin even stronger, because you have less margin before overage kicks in.

Lumber and framing: water absorption adds up fast

Dimensional lumber feels light when it goes in dry. Framing waste, sheathing, and subfloor panels left open to rain for several days can absorb a significant fraction of their dry weight in water. A rough estimate: green or rain-soaked dimensional lumber can weigh 30 to 50 percent more than kiln-dried stock of the same volume. On a mixed demolition load that includes framing, sheathing, and drywall, that absorbed water adds up across the whole bin.

Drywall deserves a separate mention. It absorbs water readily, becomes structurally weak, and gets heavy quickly. A bin full of rain-soaked drywall from a gut renovation can read noticeably heavier than the same volume of dry board. If your project involves demolition debris that has been exposed to weather, factor in a moisture buffer when estimating your tonnage.

  • Rain-soaked framing lumber: 30–50% heavier than dry stock by volume

Longer rental periods mean more rain exposure

The standard rental period on a 20 yard bin is 10 days. On bins up to 15 yards it is 7 days. In a climate where multi-day rain is routine, a bin sitting open on a job site for a full rental period can accumulate significant water weight even if no new debris goes in after day three. The bin is not getting heavier from more material, it is getting heavier from the sky.

If you need to extend beyond the standard period, the extra-day rate is around $25 on larger bins and $10 on smaller ones (rates vary; treat these as example ranges). But the more important cost of a long open rental in wet weather is not the day rate, it is the overage charge waiting at the scale. Choosing the right bin size for wet conditions

The standard size guidance is built around dry weights. When rain is in the forecast or already on the ground, it is worth sizing down rather than up for heavy materials. A 14 yard bin with a 1.5 tonne allowance gives you less volume than a 20 yard, but it also forces you to think in smaller, more predictable loads. For mixed light demolition debris, framing, drywall, insulation, a 20 yard bin with a 2 tonne allowance is usually the right call, but cover it between loads if rain is expected.

A bin loaded to the rail and covered between loads will absorb far less rain than one left open and partially filled for days. If your site does not have a covered staging area, ask about swap frequency: two smaller loads on separate days can be cheaper than one overweight load billed at the overage rate.
