Portfolio Service

VANCOUVER property management bin rental on one schedule

Several sites on a fixed service day, at a rate per site that does not move, with every scale ticket on a single monthly invoice.

Predictable Billing

A property management account is judged on the invoice

Managing several buildings means the waste line has to be predictable enough to budget and simple enough to reconcile. A different rate at every site and a separate invoice for each is what makes it neither.

So portfolio accounts run on a rate per site and a fixed service day, and everything lands on one monthly invoice with the scale tickets attached per address. If a site needs an extra collection that month it appears as its own line, not as a surprise.

Turnovers, evictions and unit clear-outs sit outside the schedule and get booked as needed, usually next day. Buildings with a dock have their own rules, which apartment and condo covers, and pricing sets out how a per-site rate is built.

Setting It Up

Four steps to a bin schedule across the portfolio

  1. List the sites

Addresses, access notes and the volume each one produces.

  2. Set the day

A fixed service day per site so staff and residents can plan around it.

  3. One rate per site

Quoted per service, not per lift, so the monthly figure is predictable.

  4. One invoice

Net 30, tickets attached per address, reconciled in one pass.

Unit Turnovers

The turnover bin that sits outside the service schedule

A turnover does not wait for the service day. A unit has to be emptied, cleaned and relet, and the bin needs to be there for a day or two and then gone before the next tenant sees it.

Those are booked as needed, usually next day, at the same per-site rate rather than a premium. Most portfolios run a handful a month and they are the bookings where speed matters more than price.

Where a unit has been left in a bad state, a crewed clear is often faster than a bin, because nobody on the management side wants to be carrying it down. Junk removal covers that, and home cleanout is the same job at house scale.

It is quoted per site, because access and volume differ, but once set it does not move month to month.
Yes, usually same or next day. It appears as its own line on the invoice rather than changing the standing rate.
Next day in most of VANCOUVER. Turnovers sit outside the schedule and are booked as they come up.
It is a rolling arrangement you can change or stop with notice, not a locked term.
